It’s that time of year when folks may be considering home renovations. Popular items right now are pavilions or roofs over existing decks. Most of these projects do require permits which must be obtained through the department. Most outdoor projects require a zoning permit. The construction and zoning departments are housed together in the Harrison Township Municipal building. We suggest checking with these departments before planning your project and to allow processing time for permits. We can be reached at 856–478–6522.

Do I need permits if I’m having a “pre-fab” shed delivered?
All sheds require a zoning permit. This ensures the structure meets the setback requirement which is 10 feet from all property lines. Sheds over 200 sq. ft. also require a building permit.
I’m putting a roof/pavilion over my existing deck or patio. Do I need permits?
A building and a zoning permit is required for roof structures. Depending on whether the roofed deck or patio is connected to your home, there may be some additional requirements.
Is a permit needed when re-roofing a house?
Yes, with exception. As of March 2018, the New Jersey Uniform Construction Code (UCC) no longer requires permits for general re-roofing of a home. A permit is still required for re-roofing commercial structures. A permit is also required if the wood roof under the roofing shingles is being replaced.
I am building a wood burning fire pit. Do I need permits?
Fire pits, outdoor ovens, stoves and grills, both wood or gas fueled, generally require permits which can, depending on the scope of the project, include fire, building, gas/plumbing or electric in the construction permit.
Do I need a permit to put a fence on my property?
In general, a permit is not required for fencing. However, fencing is very unique to each property location. While a permit may not be required in most cases, there are several regulations regarding height and placement.

I am getting ready to sell my home. How do I obtain a Certificate of Occupancy (CO)?
Harrison Township does not require a CO. We do not perform CO or re-sale inspections. Many times the buyer will hire a private home inspection service to inspect the home.
What are the regulations regarding rental properties? Owners of rental properties in Harrison, residential or commercial, are required to register as a landlord. Landlords are also required to obtain inspections and a rental CO prior to a new tenant moving in. There is no fee to register as a landlord; however, there is an inspection fee. Landlord registration and rental inspections are handled by the Rental Housing Officer within the Construction and Zoning department. A smoke detector certification form is also required when a new tenant move in to a rental property. Please contact the Harrison Township Fire Department.
